Village Iveria is a planned countryside villa community in Kisiskhevi, Kakheti, shaped around mountain views, natural materials and a slower rhythm of life.
A place to feel at home in the Kakhetian countryside. Village Iveria brings together the idea of a private villa community with the warmth of village life: open views, green spaces and time with family and friends.
The architectural direction combines natural stone, tiled roofs and terraces, with particular attention to gardens and landscaping. The project vision puts privacy, a welcoming neighbourhood and a connection to the Caucasus landscape at its centre.
Kakhetian traditions inform the lifestyle concept: vineyards, a small wine cellar, seasonal produce and participation in the harvest. These are elements of the development vision; final facilities and services will be confirmed as the project progresses.

The Houses
The houses follow the Kakhetian pattern, stone below and timber above, under a roof of clay tile, with the comfort of a house built now and a balcony turned to the mountains.

The Marani
A small cellar with qvevri in the floor, filled each October from our own vines, with one table for tasting the wine of the place.

The Long Table
Found in every courtyard [confirm], it seats the family, the neighbours and whoever arrives late, under the trees in summer and around the kitchen in winter, with a supra whenever there is a reason.

Quiet Corners
Places to be alone with the view: a bench at the top of the vineyard, breakfast on the balcony before anyone else is up, a rug under the trees with a bottle from the marani.

Nobati
Nobati is the Kakhetian habit of sending food to a neighbour. A basket at your door on the day you arrive: bread, cheese, fruit, a bottle from the marani. Then, through the year, whatever the garden and the village have too much of: quince in October, walnuts in November, the first cucumbers in June. We keep the habit.

The houses sit among walnut, mulberry, fig and pomegranate, with vines at the edge of every garden and the ridge above them all.
